The Inventory Paradox: A February Update on Sturbridge Lakes

By Marianne Twist | Design-Led Realtor

If you’ve been watching the headlines, you’ve heard the same story: "Inventory is rising, and the market is cooling." But if you live in Sturbridge Lakes, you know that the "national story" rarely tells the "local truth."

In February 2026, we are witnessing a phenomenon I call The Inventory Paradox. While more homes are technically hitting the market across South Jersey, the supply of highly-desirable, move-in-ready homes in our lake community remains at a historic low.

Why the Paradox Matters to You

Buyers in 2026 are more selective than they were two years ago. They aren't just looking for a house; they are looking for the Sturbridge Lakes lifestyle—the beaches, the trails, and that specific "lake-life" aesthetic.

The paradox is this: There are plenty of houses for sale, but there is a shortage of "Dreams."

The Market Data (The Logic)

  • The Comparison Gap: Homes in Voorhees that are "cosmetically stuck in 1995" are sitting on the market for 40+ days.

  • The Sturbridge Premium: Homes that leverage Design-Led staging—focusing on sensory details like lighting, texture, and flow—are still seeing multiple offers within the first week.

  • The Price Point: We are seeing a "flight to quality." Buyers are willing to pay a premium to avoid the high costs of post-closing renovations.

My Prediction for Spring 2026

As the snow melts, we will see a surge of "average" inventory. To beat the competition, Sturbridge Lakes sellers must lean into the Presentation Advantage. In a shifting market, you don't just list a property; you curate an experience.

The Secret Weapon is simple: When everyone else is playing the "inventory game," we play the "value game."

This is a property in Sturbridge that I helped prpare for the market, staged and listed.
